1. Acceptance of Terms

By enrolling in any Signature Steward service plan, requesting services, or using this website, you agree to be bound by these Terms and Conditions. If you do not agree to these terms, do not use our services. These terms constitute a binding agreement between you and Signature Service Management LLC.

2. Services Description

Signature Steward provides property care, stewardship, emergency response coordination, and concierge services for residential property owners in the Florida Keys. Services are described in detail in the Service Agreements and on the Signature Steward website.

Signature Steward does not perform general contracting, licensed electrical, plumbing, or HVAC work. Specialized work is coordinated through licensed, vetted third-party providers at the client's direction.

3. Service Plans and Payment

Service plans are billed monthly in advance. Payment is due on the first of each month. Accepted payment methods include credit card, ACH transfer, and check. Late payments are subject to a $25 late fee after 10 days past due.

Clients may cancel service with 30 days written notice. No long-term contracts are required. Signature Steward reserves the right to terminate service for non-payment or breach of these terms.

4. Property Access

By enrolling in Signature Steward services, you grant Signature Service Management LLC and authorized Steward personnel permission to enter and inspect your property in accordance with your service plan. Emergency access may be granted at any time without prior notice when an emergency condition exists. All personnel accessing your property carry appropriate identification.

5. Scope of Emergency Response

Emergency response services are limited to initial assessment, mitigation (e.g., water shutoff, securing openings), emergency vendor dispatch coordination, and documentation. Signature Steward does not guarantee prevention of property damage and is not liable for losses arising from emergency events. Emergency response is available 24/7 for enrolled clients on qualifying plans.

6. Vendor Coordination

Signature Steward may recommend and coordinate licensed, vetted third-party vendors on your behalf. All vendor work is performed under separate agreements between you and the vendor. Signature Service Management LLC does not assume liability for the quality, cost, or outcome of third-party vendor work.

7. Client Responsibilities

Clients are responsible for maintaining valid property insurance, providing accurate property access credentials, notifying Signature Steward of any changes to property access, systems, or vendor authorizations, and maintaining good standing on their service account.

8. Governing Law

These Terms and Conditions are governed by the laws of the State of Florida. Any disputes shall be resolved in Monroe County, Florida courts. Both parties agree to attempt mediation before litigation.

9. Modifications

Signature Service Management LLC reserves the right to modify these terms at any time with 30 days written notice to enrolled clients. Continued use of services after the effective date of changes constitutes acceptance.

10. Vendor Network Terms

These terms apply to all service providers who apply to and are accepted into the Signature Steward Vendor Network ("Network"). By submitting a vendor application and accepting approval into the Network, you agree to the following:

10.1 Coordination Commission

Signature Steward retains a coordination commission of 15% of the vendor's stated service total for each job accepted through the Network. This commission is deducted from the vendor's gross service charge prior to payout. The coordination commission compensates Signature Steward for client acquisition, dispatch coordination, billing, follow-up, and quality management.

10.2 Client Coordination Fee

In addition to the vendor's service total, Signature Steward charges the client a separate, non-refundable coordination fee of $85 per dispatched service. This fee is collected directly from the client and is not included in, or deducted from, the vendor's payout. The vendor receives no portion of this fee.

10.3 Vendor Pricing

Vendors set their own service rates. Signature Steward does not dictate vendor pricing. The coordination commission is calculated as a percentage of whatever rate the vendor establishes for each job. Vendors are responsible for ensuring their rates reflect their costs and desired net revenue after commission.

10.4 Payout Terms

Vendor payout (service total minus 15% commission) is processed within 7 business days of confirmed job completion and client payment receipt. Payouts are issued via Zelle or ACH. Vendors are responsible for their own tax obligations on all payments received.

10.5 Network Standards & Conduct

Vendors must respond to dispatch requests within 15 minutes via SMS. Vendors must maintain a minimum 70% job acceptance rate over any rolling 30-day period. Accepting a job and failing to appear constitutes a material breach. Signature Steward reserves the right to suspend or permanently remove any vendor from the Network for non-performance, client complaints, license or insurance lapses, or conduct unbecoming of the network's standards — at its sole discretion, with or without prior notice.

10.6 No Employment Relationship

Vendors are independent contractors. Nothing in this agreement creates an employment, partnership, joint venture, or agency relationship between the vendor and Signature Service Management LLC. Vendors are solely responsible for their own licensing, insurance, taxes, employees, and subcontractors.

10.7 No Guarantee of Volume

Acceptance into the Network does not guarantee any minimum number of dispatch requests or revenue. Job volume depends on client demand, vendor performance ranking, service area, and availability. Signature Steward makes no representations regarding expected earnings.

Information We Collect

We collect information you provide directly, including: name, email address, phone number, property address, service preferences, and payment information. We also collect information about your property systems and condition through our regular visit reports.

We may collect technical information from website visitors including IP address, browser type, pages visited, and referral source through standard web analytics tools.

How We Use Your Information

Information Sharing

We do not sell your personal information. We may share information with vetted third-party service providers as necessary to deliver contracted services, with your explicit authorization. We may disclose information when required by law or to protect our legal rights.

Property Condition Data

Timestamped photos, condition reports, and visit logs are stored securely and retained for the duration of your service agreement plus 2 years. You may request a copy or deletion of your property records at any time.

Data Security

We implement industry-standard security measures to protect your information. No data transmission over the internet is 100% secure. We encourage clients to contact us immediately if they suspect unauthorized access to their account.

Your Rights

Liability & Disclaimers

Third-Party Vendor Disclaimer

Certain specialized services offered through Signature Steward — including but not limited to private chef, guided charters, water taxi, marine detailing, boat provisioning, photography, and wellness sessions — are performed by independently licensed, vetted third-party service providers. Signature Steward coordinates these services but does not employ, supervise, or assume liability for third-party vendor work.

Limitation of Liability

Signature Service Management LLC's total liability to any client for any claim arising from services rendered shall not exceed the total monthly service fees paid in the 12 months preceding the claim. We are not liable for indirect, incidental, special, or consequential damages.

We are not liable for damage caused by weather events, acts of nature, third-party contractors, pre-existing property conditions, or events beyond our reasonable control.

No Guarantee of Results

Signature Steward's property visits and condition reporting are intended to identify and flag issues — not to prevent all property damage. We do not guarantee that all property issues will be detected during visits. We strongly recommend clients maintain comprehensive property insurance regardless of service enrollment.

Emergency Response Limitations

While we endeavor to respond to emergency calls same-evening, response time may be affected by weather conditions, road closures, or multiple simultaneous emergencies. Emergency response does not include licensed contractor work — we coordinate but do not perform licensed trades work.

Technology Services Disclaimer

Camera systems, sensors, and remote access technology may experience outages, connectivity failures, or manufacturer service interruptions. Signature Steward does not guarantee uninterrupted operation of technology systems and is not liable for losses arising from technology failures.

Insurance Requirement

Clients are required to maintain valid homeowners or property insurance on all properties enrolled in Signature Steward services. Signature Service Management LLC maintains general liability insurance. Proof of insurance is available upon written request.

Indemnification

You agree to indemnify and hold harmless Signature Service Management LLC, its officers, employees, and agents from claims, damages, and expenses (including attorney's fees) arising from your use of our services, your breach of these terms, or your property's condition.
